And when the deal is done, the Home Owner has no connection or
obligation to his previous mortgage, the person who bought his home or the home itself, except as otherwise required by

No Matter How "Nice" They Seem or "Experienced" They Say They Are,

1. Some Want To "Get Rich Quick". You've seen
the TV infomercials.
Some of the people who say they buy houses bought those courses.
Some
who say they buy houses have been laid off, are out of work or just not making enough money. They may have little if any experience
or qualifications, bought a TV infomercial real estate course and are simply looking to achieve what the TV infomercial course
promise - the ability to earn great wealth by "buying" real estate with little or no money and poor or no credit.
We saw
(November 2014) a portion of a TV infomercial, where the investor stated "...We started out with none of our own cash and credit...I
netted over $2.3 million in our very first year..." And..."...Don't worry if you don't have credit or you don't have cash...".
Consider
this for a minute. You meet a so-called real estate "investor", in his mid-30's or older, who wants to "buy" your house.
If he does not have any cash or credit (which implies bad credit, low credit score, etc.), isn't it possible that this
person made several mistakes in the management of his life - his financial matters, his career, etc.? The many important
choices that this person who is in his 30's (or older), who has no cash and bad credit, may not have been the choices that
a wise or prudent person would have made. Sure, there is the possibility of "bad luck". Anyone can be faced with challenges
that come out of left field. But our belief is that while sometimes things happen beyond our control, more often than not, some
of the troubles (or successes) we have are a direct result of the choices we make.
So, do you want really want someone who has
potentially made bad choices in his own life, to "buy" your house? And if he does not have any money and has poor credit,
how in the world do you think he will actually "buy" your house? How does anyone truly "buy" anything in the solid and traditional
meaning of the word, without having any money OR credit????
The answer is, with some scheme that is NOT the traditional
and typical approach to buying and selling a home, like you may have already experienced when you purchased your home in the first
place.
So ask yourself - how does this feel to you? Our opinion? We would not allow one of our family members to place
a house under agreement, of any kind, with someone who has no money or poor credit. Period. Form your own opinion.
2.
Some Will NOT Give You The Direct & Simple Cash Offer You Need & Want.
They Will Offer CONFUSING
Schemes.
If some say they use creative approaches to help you, chances are they do NOT have the money, in hand, to cover a
fair purchase price in full, to buy in the traditional manner. Otherwise - they would NOT NEED to be "creative"!
Buyers with
the cash in hand, who ACTUALLY PAY reasonable prices, typically just buy the property. Period. Nothing "Creative" Is Necessary.
Due
to the fact that some of these people do not have the cash or even a written pre-approval from a bank for a mortgage, even
though they may say they do have the cash or that they "represent a group of investors" who do have the money, or
they use "private funds", they will approach you with confusing and risky schemes: They will - ask to lease or auction your
house; "buy" it "subject-to"; put your deed into a land trust; offer to take over your payments; offer a gift or some small cash
payment up front; ask for your deed; put a renter into your home; put your house under contract now, but try to sell it and pay
you later, they will try to use your equity, or they will have to borrow and may not even qualify.
Maybe these proposals
will work and meet your needs. Only you can decide. However, these proposals could be attempts at doing "no money down"
or low money down deals and could be disguising their real intent and their true ability and level of resources they have to buy.
If
the person who is buying your home does not personally possess the money to buy the house at the price you agreed to or does not have
a legitimate mortgage to buy, it is our opinion that the assurance of a closed transaction is potentially at risk.
***These schemes
can GIVE THEM CONTROL OF YOUR HOUSE while YOU typically remain
responsible for the mortgage! Only you can decide if this
sounds or feels right to you.
3. They say they have CASH! Make Them Prove It - In Writing!
If they say they
buy for cash, (or use the word "CASH" in their ads), MAKE THEM PROVE IT IN WRITING. Have them show you valid
bank statements, listing the cash in THEIR name in THEIR bank accounts (NOT credit lines or home equity loans but CASH), which would
be specifically used to purchase your property. If they say they are pre-approved for a loan from a bank - see it in writing. Listen
closely to the response you get. Some use the word "cash" frequently - but often have very little if any of their
own - and typically no where near enough to make an actual "all cash" purchase of your home at a reasonable price. Don't be misled.
AND EVEN IF THEY DON'T USE THE WORD CASH, have them prove in writing, the resources that they do have to
complete a REAL AND ACTUAL purchase of your home - and NOT some scheme simply to TAKE CONTROL of your house with little or no money
of their own.
4. Do You Really Believe Someone Will Buy ANY Property At ANY Price???
Maybe. It is certainly
possible that someone has the resources to purchase any property for a reasonable price. But ask the person whose sign or ad
says this, if he has $15 million dollars in hand to purchase a house worth $15 million. See what kind of answer you get.
(And again, if he says "yes", see his bank statements.) Of course, if the "price is right" anything can be sold - but the real question
is, what is the price he would ACTUALLY pay and does he even have the cash in hand do the deal in the first place? Let your
common sense and good judgment answer the question. One local ad says he buys ALL real property. All? Impressive. We can't do
that.
Remember - all you are doing is holding him accountable for the claims he makes. Ask direct questions and
ensure that you get direct and truthful answers. NEVER feel uncomfortable about asking questions or let them intimidate you.
You must protect yourself.
5. Just Because He Says He Is An Attorney, Appraiser, Real Estate Agent Or Anything
Else...
Don't be overly impressed with titles. No title guarantees he is right for you, capable of doing
what he says, or of value. You must
decide, by asking tough questions, using good judgment and seeking the truth.
Always do your homework and make the best decision you can - even as you screen us.
6. Will He Really Pay Full Retail
Or The Highest Price For Your House?
Maybe - anything is possible. But ask yourself - how can someone who is in the
business of buying houses, then reselling them for a profit, afford to pay the top or full price for your house, then sell it to someone
else and still make money? If they in fact "BUY" your house by actually taking title to it, closing in a reasonable period (e.g.,
30 days) allowing you to payoff your mortgage and give you a profit, they will be unable to cover their closing costs, repair
costs etc. - unless they are able to sell your house to someone else for even more than "full price" - and who will pay even more
than full price for your house? Wouldn't you agree that everyone shopping for a home wants to get the best deal he can?
How many people would pay more than full price?
It's also possible that the person with this sales pitch doesn't have
the cash to buy the property outright (nor is pre-approved for an adequate mortgage) and is NOT attempting to "buy" your home in the
traditional manner - the way in which we would sell our own homes.
If he actually pays you, in cash or with a mortgage, your full asking
price, or even better, the HIGHEST price for the house and you (and your attorney) are comfortable with the terms of the transaction,
more power to you and him! Make him show you the written PROOF for EVERY PROMISE he makes.
7. You Will See Loads
of These "Buy Houses" Ads on TV & on the Web - Be WARNED! Do NOT Be Overly Impressed With Some Fancy "Buy Houses" Websites
or Even Some Elaborate "Buy Houses" TV Commercials.
Here's Why You May Wish To Be Careful....
There
are many "buy houses" websites on the internet. They will give you the impression that the companies operating the site are
large & successful and filled only with the finest professional investors. Many of them are quite possibly as they describe
themselves. It is our opinion however, that some of the websites you will trip over on the internet that say they buy houses,
any where, any price, (you know the lines) ...are simply companies that lease, rent or sell a "referral service" to individual, independent
investors – people they usually call “affiliates”. These “investors" are NOT employees of this seemingly impressive company. The website company simply takes the information you provided on their form and sends it to the affiliate who pays his monthly fee,
nearest to your location – if they have one at all.

Look for a real, single, local New Hampshire address. No local address?
-
You
will usually see a form that has a map for you to select your state - again suggesting that this is a mass, rented website to "affiliates"
who pay a fee to use this site for referrals and that is not the solely owned website of a local, New Hampshire investor.

"Affiliates"
can be ANYONE - and are usually never formally and legally endorsed or heavily screened by these companies. Yet some of
these websites would have you believe that the "investor in your area" is a qualified professional with the cash in his pocket, ready

validate the qualifications of the people who sign up as affiliates. The website companies usually don't make their affiliates
PROVE that they have either money or experience.

Contact the owners of these companies and sites (if you can even find
a specific phone number or physical address) and ask the question. Then, if the statement they make sounds believable, make
them prove, in writing, that they actually ensure that the people to whom they refer you are NOT just TV infomercial graduates looking
to use a scheme to take control of your property. Rather, have them PROVE that their "affiliates" actually have the cash and
buy houses in the traditional manner, that they are “experienced professionals” or anything else they claim on their website.

Go ahead. Give it a shot. (We even tried to contact some of the owners of these companies and either could not get
the contact info or when we did, we never got a call back.) We do not "lease" our website. We are INDEPENDENT. This is just our opinion. You need to form yours.
THIS IS A SCARY EXAMPLE! A homeowner contacted us for help. Why? Because the "investor" who said he would buy
his house (and with whom he signed a contract) - could NOT get the funding. YET - his fancy investor website company of
whom he is apparently an "affiliate", says that their investors BUY FOR CASH. So what appears to be the case here???
Not only does this "investor" apparently not have the CASH to buy (as his website suggests), but he apparently cannot even get
a mortgage to buy the house. The punch line? The website hooked the Homeowner & said one thing BUT the actual outcome was
very different! Maybe this was unusual.
To be successful in this very important decision you are considering, you MUST be able to distinguish between those who will be of
value and help to you and those who will just waste your time and money.
