Foreclosure Assistance
If Foreclosure Or Bankruptcy Is The Problem, You Must Act Quickly.
Now Is Probably NOT The Time To
List Your Home With A Real Estate Agent!
- Losing a home at a foreclosure auction can be a traumatic experience through which NO ONE
should have to go.
- If you're at the point where foreclosure is already a reality, you have already endured plenty of difficulty.
- Many
people try to get needed cash from friends and relatives, or try to negotiate with their banks.
- Others end up listing their homes
with a real estate agent - waiting for a buyer who will be willing to pay the listing price, have the money or be qualified to
buy AND be able to buy / close before the auction takes place! This is a tough order to fill and there are no guarantees.
- Some
file bankruptcy - trying to buy time and betting things will work out. Bankruptcy only DELAYS a foreclosure - it does not
permanently end it.
- While some of these routes may work they may also fail - and in the process, precious time is used up chasing
these answers which never materialize.
- And many people just keep hoping things will work out. Unfortunately, things don't always
work out - and again, precious time has been lost - leaving only what is in our opinion, the worst possible outcome.
Foreclosure
Facts And Tactics
Watch Out For The Pitfalls, Possible Scams And The Pressure You May Get To File Bankruptcy!
If you are
in foreclosure, there is a good chance that many people will approach you to buy your home. They will send you letters, knock
on your door and call your home. They will drive by your house and may even try to look in your windows! They will all
say they can help. But can you believe and trust what they say?
Some will even say they can stop your foreclosure and allow
you to keep your home. Sounds perfect, right? Maybe and maybe not.
It is our opinion that there are key points you must
keep in mind if you are to protect yourself and succeed.
1. Be Careful When Considering Approaches That Say You Can Keep Your
House.
- Some people will say that if you put them on the deed, they will stop your foreclosure, cure the default and make the payments.
- Others
say you put them on the deed AND pay a fee AND make a higher payment on a new loan.
- Others will say they will buy your house
and lease it back to you allowing you an option to buy it back.
- While some of these schemes may work, they may not be for you.
You may be paying, one way or another, for these options. And in some cases you will be forking over a great deal of money in
up front payments, high interest rates, and even by paying a much higher price to buy your home back (under that option arrangement).
- And
keep in mind that the PEOPLE WHO ARE ASKING FOR YOUR DEED PROBABLY DO NOT PERSONALLY HAVE THE CASH TO BUY YOUR HOUSE ANYWAY (even
though they may lead you to believe that they do).
- People who "buy houses" without the cash to buy may lack a key element
to successfully assist you (not to mention the experience and skills to actually stop a foreclosure and solve the problem you
must have solved). Maybe there is a good reason they do not have the cash in their bank accounts to buy. This is
a key issue for you to evaluate!
- It is YOUR credt and future that is at risk. You cannot afford to stake your future on someone who cannot
prove they can deliver the goods.
- The question is, once again, will you TRULY BE ABLE TO AFFORD THE COST OF THESE APPROACHES?
Although you may seem to be buying time and may be able to stay in your house, are you paying a small fortune to simply delay
the inevitable?
- And, in the case of a scam, some people may never even make the payments on your home as they promised - and
you'll end up being responsible for making the payments, plus penalties, anyway!
- In many of these cases, you are NOT released
from financial responsibility. Where are the guarantees?
2. Do NOT Allow Yourself To Be Pressured Into Filing Bankruptcy. Make
sure it's the best
decision. Bankruptcy does NOT end or stop foreclosures - it just delays them.
- Yes, filing bankruptcy
can temporarily stop the auction. BUT - bankruptcy leaves a strong negative mark on your credit for years, making it tougher
to recover AND again, all it does is delay - sometimes it just delays the inevitable.
- While many people do this and hope for
the best, believing that if they just had more time everything will work out - many people also still end up losing their homes
anyway - and end up having paid out even more in legal fees and costs.
- Unfortunately, just buying more time doesn't mean things
will always work out for the best. We're not attorneys. This is not legal advice. But - you must be realistic
about where you will get the money to make the payments.

A Common Technique – “I’ll Auction Your House!”
Another Sad Story About a Local NH Investor” Who Could
Not “Help” As His Ad Suggested
“…I am in foreclosure…Someone from a telephone pole sign called… “I am not a real estate agent.
I am proposing to auction the house. I’ll get an auctioneer and we’ll start very low.” He said they would begin the auction
at 100 even though we need over 200 for our house…What he said made no sense at all…
I’d rather talk to you any day of the week
than someone who is just going to give me a line of bull. I appreciate all of your help. Thank you so much.” SM, NH

3. Now May NOT Be The Time To List Your House With A Real Estate Agent.
- It is our opinion that if you decide to sell your house to
get cash and close BEFORE the auction, you must succeed and act quickly.
- When listing your home, you are simply hoping that the
agent can find the right buyer, that the buyer offers the right price, that he has the money to buy or is prequalified with a
bank AND can actually close fast enough.
- This is in our opinion, a long shot. You have far too much at risk. Again,
you must act quickly - listing can use up precious time with no assurance your house will be sold. The clock begins ticking,
quickly, once the bank starts the foreclosure process.
4. Do Your Homework.
- It is our opinion that a foreclosure is important enough
for you to take some time to become educated. If you have access to the internet, you should consider getting on the website
of your State's government and doing a search for the foreclosure laws and regulations that are on the books (or go to your
local library - state codes are usually available there as well).
- Laws vary by state, and include such things as the requirements
or rules by which you mortgage company must play. You have rights that are protected by law, as does your mortgage company
or bank. There are requirements for publishing public notices, the amount of time you are given to respond, late payment
details, etc. All of this information is available to you and can help your create the best strategy for yourself.
- Seek
the advice of a professional if you are having any difficulty understanding the laws and regulations.
- See the links we listed
below for the States of New Hampshire and Massachusetts as examples.
- We also included sections from the regulations for New
Hampshire so you can see the kind of information that is available.
5. Our Approach Is Different From Those Above. And It
Works.
- If your house and situation meets our criteria and the banks & their attorneys accept our proposal, we may stop the
foreclosure auction and buy your house for cash.
- We have the cash in hand - we do NOT represent others who have the money - WE
are the Buyers.
- We can allow you a reasonable amount of time to relocate to your new home, AND we can do this all very quickly.
- We
do not charge commissions. We do not list houses.
- We use a traditional approach and follow all of the rules.
- We got people cash
instead of heartache.
- We helped people and they were glad we were there for them. We did it with speed and compassion.
- We solve
problems and we're good at it!
- We care about our customers. Our customers say so and thank us for our help.
IMPORTANT: While
we assist people in financial difficulty and foreclosure, we do NOT help people who are in a
mortgage crisis / foreclosure / bankruptcy,
etc., stay in or keep their homes - as do some scams. Our primary goal is
to PURCHASE a property. So if
it is your goal to keep your home, we are NOT for you.
Lots Of Individuals & Companies Will Offer To "Help" You With
Your Foreclosure. Here were some "less-than-positive" experiences...
1. "...I hired a company that was going
to manage my foreclosure. I gave them $1000.00. They were going to delay the foreclosure for
two
years, work with my bank and get everything settled. I am calling you because it's only a few months since I hired them and the
bank started the foreclosure process. They didn't do what they said. They didn't refund my money. They
didn't even
apologize..." LK, OHIO
2. "A guy came and put a card in my door saying he could help
me. He offered me the lease option plan. I pinned him down finally. He
said he would charge
me $35,000.00! I can't believe it...I was blown away by him. IT WAS LIKE GETTING SLAPPED! I get tons of
letters from people (wanting to buy my house). I was totally inundated by those letters. I throw them in the garbage..."
LJ, NH
3. "...I had a couple of clowns come in and try to assume my loan for nothing. They were the ones from the infomercials.
I'm familiar with
their process. The propositions they gave me were ridiculous. I had one guy who was
going to take over my payments then he was
going to rent it for a year. I am sorry for the people who
fall for it..." CG, FLORIDA
4. A company in Massachusetts puts out literature that they are "the solution" to foreclosure
problems. They say they will help even if
the homeowner has no equity. They use the word "cash" in huge letters
with lots of dollar signs. One of their victims gave us a copy of
the Purchase and Sale Agreement - where this company
tried to "buy" their home. The contract had NO prices or cash amounts
filled in and had a long list of escape
clauses for this company. They persuaded the homeowner to sign a contract with the
BLANK spaces, missing price
and payment information. Yow!!! We would have shown them the door immediately, then contacted
the Office Of The State
Attorney General.
5. We were called by a homeowner AFTER he was contacted by another so-called "investor".
This investor has "buy houses" signs
plastered all over our local town. He uses the word cash. Yet one might
conclude that he has very little of his own. A homeowner told
us, "...said he would bring (me) current
on (my) first mortgage and second and give me some cash - if I signed over the deed to him,
but the mortgagewould still be in my name!" GK, NH
If this was a legitimate and traditional purchase and he actually
had the CASH to buy, why in the world would this "buy
houses guy" insist that the mortgages stay in the
name of the Homeowner - yet HE gets to have the deed in HIS name?!?
So...if foreclosure is the problem, we may be able to stop
it (as we have for others) - and help you avoid further potential damage to your credit.
- If you already filed Chapter 7 or Chapter
13 Bankruptcy - we may still be able to help generate badly needed cash for you.
- We may help you avoid all of the worry and stress
over potentially losing your home!
- Remember, if you're behind in payments, you must act quickly.
Please call us now - foreclosure and
bankruptcy are complicated issues - let's review the details of your situation so we can determine if we can be of help to you. We
won't know until we talk.
But if we can help - the answers and solutions you badly need could quickly become a reality for you.

A Mess And Lost House - Caused by A Local NH "Investor" Who Led These People To Believe That He Would
Help and STOP Their Foreclosure. A Waste of Time and Emotional Energy. A Shame...
"I have seen those signs, we buy
houses any condition, any circumstance. My husband's friend actually tried one of those because he was heading to foreclosure.
And what ended up happening was that he went to foreclosure anyway because the guy6 went into his house and did some minor remodeling
and basically just said "I don't want to buy it anymore". So he ended up having to go into foreclosure. Yes, it's a shame."

Another Sad Story...A Home Owner Who Apparently Felt Abused By This Local NH "Investor"...
"...I'm not going
to sell to this guy. I'm not impressed with the way he talked to me. I don't like peopIe thinking they're going to take
advantage of me and treating me like a piece of *h@# either. He came and talked to me like my house wasn't worth anything.

"I Got Scammed!"
“I went into a deal with
one of these buy now homes I contacted on the internet. They told me they could afford the 225k I was asking for the house (just
what I owe) and we set up a time to met and do a walkthrough.
He loved the house and made comments about how little there would
be to do as I had upgraded most of the house already, I signed the contract and was told in a month they would be ready to close and
if anything further came up they would call. The reason, at the time, for us selling was because my fiancé’s mother is terminally
ill and she wanted her son to be there for her...the last guys seemed sensitive to that and since he had told me everything was fine,
he also mentioned we could go up there any time and they'd take care of everything. This was at the end of October, the closing
was supposed to me today.
I flew down for Thanksgiving with my family and thought to pick up the closing before I left.
I called the agent dealing with the paperwork and she claimed she never got it and wanted to contact the guy I had worked with.
A few hours later this guy who was really nice to me before called with a sob story about leaving town for a few weeks himself and
left everything up to his partner and his partner dropped the ball on not calling me to let me know they suddenly couldn't get the
funding...
So now here I am with a house I don't live in, have all the utilities off, don't even live in the state any longer
and he tells me it's not going to happen. I can't afford it now as I'm now unemployed...all because he told me everything was
going to be alright. I honestly don't know what to do, he told me he'd call me back in a few days to see if something comes
up, but they basically screwed me over and I doubt he'll do anything to redeemed himself. Please help!" SV
